Portland saw 3 townhouses, 16 condos, and 66 houses sold for a total of 85 sales in the week. Notable sales include a loft in the Pearl with painted beams, a contemporary house in Willamette Heights with a tree house master suite, and an urban farm in Cathedral Park.

This loft in the Chown Pella Condos has more built-ins than most: a desk unit, wall of shelves, and even a bed with lighted head board. And it has a whole lot of style too with its painted beams and exposed brick. Listed for $289 at the beginning of September, the 887 square foot, 1-bedroom loft was under contract in two months, and ultimately sold for $272K — $307/sf.

This 3,100+ square foot home in Willamette Heights has some lofty rooms on the lower floor, exposed beams in the upper, and a whole lot of textured metal in the kitchen. The 3 bedroom, 4 bath home sold for $692K — or $222/sf.

Several great selling points to this urban farm — and so agreed the buyer who purchased this 1,900+ square foot home complete with 8-year old organic garden and chicken coop in Cathedral Park. The going rate for this 3 bedroom, 1 bath home with full basement? $265K — or $139/sf.

Quiet Brownstone, City Pulse at the Casey

Just the other day I was chatting with someone about Portland condos and they said their favorite building by far was the Casey located in the Pearl District. It helped that they had friends in the building but I can definitely see the appeal of this LEED-certified building — especially that 8th floor unit that sold in October for $518/sf.

This 2,074 square foot condo on the second floor of the Casey was just listed for $975K — or $470/sf. The listing describes its 2 bedrooms, 2 baths, and southeast-facing views as having the vibe of a quiet brownstone with a city pulse. Of course, I’m digging the hardwoods, open floor plan, and the wrap-around deck.

Located at 311 NW 12th Ave #202, this condo is offering an open house today (Sunday, 11AM-3PM).

Traditional Exterior, Modern Interior in Hawthorne

While I usually go for the double-whammy of modern design (inside and out), this newly constructed home in Hawthorne has appeal with its more traditional exterior combined with modern interiors.

Listed for $625K, the home offers 4 bedrooms, 2.5 baths, and just under 2,600 square feet. Highlights include expansive windows, gourmet kitchen, steel railing, and loft. Also, Earth Advantage certified.

The home has been on the market for a while as a pre-sale but seeing how it was recently completed, it might be time to check it out at the open house on Sunday, 1-4PM (2212 SE 38th Ave).

Portland has 87 open houses to offer this weekend in condos, townhouses, and homes. A few recently listed condos caught my eye in Nob Hill, Hawthorne, and Irvington.

It’s the high slant ceiling in the bedrooms that I zero’d in on with this contemporary condo in the Hawthorne. For $289K, the 2-bedroom, 2-bath condo offers 1,101 square feet, polished concrete floors, lots of light, and what looks to be a nicely outfitted kitchen (and we’re big fans of the neighborhood to boot).

Floor-ceiling-windows and an office nook are a plus in our book. While you are there, you can also check out its neighbor (#902) which is also showing.

For those that prefer a more craftsman style with vintage details this condo in Irvington could be the ticket. That’s quite a bit of condo.

Interesting Sales Last Week

Wow, how did last week get away from me so completely? The holidays are busier than I’d like to admit. And even though I’m pulling Portland’s closed sales numbers a bit later in the day than normal, it still looks to be a healthy number: 8 townhouses, 18 condos, and 87 homes for a total of 113 sales. A quick look back shows 59 sales last week, 78 the week prior, 59, 77, and so on.

The highest-priced sale of the week, this 2-story Avalon penthouse sold. Built in 2001, the one-of-a-kind penthouse offers 2 bedrooms, 3.5 baths, 3,039 square feet, and a Kurisu roof garden and water feature. It was listed for $1.595M at the beginning of October and was pending within 10 days to sell for its final price of $1.4M.

A 9th floor condo with south and west-facing views sold at the Metropolitan for $770K (447/sf). Listed at the beginning of August for $900K, the price dropped 3 times before finding a buyer.

A buyer took up the offer for special year end pricing at Atwater Place. The 2-bedroom, 2-bath condo was listed for $545K in April but recent reductions brought its 1,595 square feet to a final price of $520K.

Interesting Sales Last Week

In Portland, 2 townhouses, 9 condos, and 48 homes changed hands. Notable sales in the condo market were two units at the Metropolitan and one at Elizabeth Lofts — all in the Pearl District.

A 2-bedroom, 2-bath condo on the 4th floor of the Met sold for $760K. Listed in the second half of August for $795K, it took one price adjustment to find a buyer. That’s $465/sf for the 1,636 square foot condo that features upgraded doors, built-ins, and cabinets.

Also on the fourth floor of the Met is #409 which took a slightly different path to sold. Listed in April, the 1,237 square foot condo underwent 3 price adjustments before finally selling for $435K — or $352/sf. I’m a fan of the custom flagstone walls and a lot of the other custom touches in the 2-bedroom, 2-bath and have to wonder what took so long and why it sold for less?

A 1-bedroom, 1-bath, and 1,058 square foot unit at Elizabeth Lofts sold for $320K after six months and one price adjustment. Memorable for its custom privacy panels in the master (which reportedly added $9K in additional value), the 9th floor condo garnered a price per square foot of $302/sf.

Penthouse Loft on SE Division

Just listed is this 2-bedroom loft that is located right next door to the micro-homes of Division 43. I must say, an asking price of $175K sounds like a sweet deal considering its walkable location to Hawthorne (plus the 1,174 square feet, two decks, polished concrete floors, and exposed beams).

Built in 2006 and purchased that same year for nearly $393K, this contemporary loft is located at 2373 SE 44th Ave #302. According to Agent 503, there have been several foreclosures resold in the 11-unit Meranti Lofts which may be what is dragging the price down.

Portland saw 10 condos and 68 homes sold last week. Notable sales in the condo market include a penthouse at Benson Tower, an 11th floor unit at 937, and a 4th floor unit at Atwater Place.

The highest-priced condo sale for the week was the one you might guess: a penthouse at Benson Tower. The condo has 2 bedrooms, 2 baths, 1,010 square feet, and sold for $675K (or $668/sf).

For about $75K less, a 2-bedroom, 2-bath condo at 937 was purchased last week. That’s 1,279 square feet on the 11th floor for $600K (or $469/sf).
