This charmer of a bungalow took about 5 months and 4 price adjustments before finding a buyer for $353K. Located in the Hawthorne, this home contains 3 bedrooms, 2 baths, and just under 2,300 square feet.

1017 SW Rivington Dr

A huge hillside house with equally huge views in the Southwest sold for $1.25M. Listed near the end of October, the 3-bedroom, 3.5-bath home with 6,800 square feet was under contract in about six weeks. It’s floor-to-ceiling windows and first time on the market in 20 years status seem to have been strong selling points.

I kind of love that the listing photo for this 1 bedroom at Elizabeth Lofts has a Christmas tree in it. That means the photos are fresh (plus, the holidays went by far to quickly for me). This 895 square foot loft on the 11th floor is asking $310K.

1420 NW LOVEJOY St #719

Wait, is that another Christmas tree I spy? Why yes it is at this penthouse loft in Marshall-Wells Lofts. That’s 2 bedrooms, 2 baths, and nearly 2,000 square feet for $625K. Tree or not, this is a cool looking loft.

722 NW 24TH Ave #101

Don’t worry it isn’t a trifecta of trees this week (although I’m tempted to seek one out). Instead, take note of this cute 1-bedroom at Zinc Condos. Asking $200K, the condo is a small 492 square feet but it doesn’t look it from the photos. Sadly, parking not included.

There is much more to like than dislike about this townhouse though: cherry hardwoods, a nicely outfitted master bath, and great touches in the kitchen including Sub-Zero refrigerator and that cool kitchen table on casters (at least I hope the table comes with).

Located at 1135 NW Irving St, this two level dwelling contains 3 bedrooms, 3.5 baths, and nearly 3,000 square feet. Last purchased in 2005 for $875K, the 1996-built townhouse is now listed for $845K.

Units in this building haven’t come up for sale too often since the modern building sold out in August of 2008 (see all sold listings on Redfin). Only one unit was sold in 2010 at $229/sf and one other in 2011 at $232/sf — notably, both sold for more than their original purchase price. The 1-bedroom, 1-bath with 864 square feet that is currently listed is priced at $272/sf.

12.5 Condos was profiled on Jetson Green in 2007 where the write-up explains what makes it an eco-development. It’s probably worth pointing out that the descriptions of 12.5 condos by both Jetson Green and Holst make it sound like these units are designed to get plenty of light; however, the listing photos of the .5 don’t necessarily show it. Cloudy day?

1221 SW 10th Ave #1408

This 1-bedroom condo at the Eliot sold for $305K last week — $50K less than its 2007 purchase price. The condo’s 870 square feet with hardwoods, granite countertops and stainless steel appliances went for $351/sf after about six months on the listings.

1930 NW Irving St #604

A 2-bedroom, 2-bath condo at Addison sold quickly for $538K. Listed at the end of October and pending in less than two weeks, the condo featured nearly 1,500 square feet, hardwoods, and custom cabinetry in this mid-rise condo building.

2830 NW Savier St

Sold for $720K, this new construction house on NW Savier wasn’t the priciest sale of the week but, for me, it is the coolest. Urbnlivn noticed this lofty home with its beam-ery when it was originally listed in November for $760. The 3-bedroom, 2.5-bath home with nearly 2,500 square feet and an Earth Advangate Gold certification went pending in a little over a month.

This North Park loft on the 9th floor is a one bedroom, one bath unit with 947 square feet. It’s offered for a price of $750K and located at 300 NW 8th AVe #907.

It’s surprising to me how widely different this loft is from another listed earlier this year in the same building — both in interior style (Renaissance vs contemporary) and in price per square foot ($792/sf vs $307/sf).

Pinnacle (1255 NW 9th Ave #1307)

We took note of this 1,270 square foot unit in the Pinnacle with its modern condo-ness and vintage style when it hosted an open house in early September. The 2-bedroom, 2-bath condo was listed for $529K at the time and sold last week for $510K ($402/sf).

Sunrose (28 SE 28th Ave #208)

A perennial favorite here at Urbnlivn is the Sunrose. This time #208 sold for $284K ($249/sf) — one of the last four 1-bedrooms available. Of the four (well, now three) remaining only #210 is available and recently price-reduced to $265K, the other two are pending.

Division 43

The first round of closed sales at Division 43 officially took place on Dec 30. Seven units are getting move-ins at an average price of $255/sf while another 15 are pending and 6 are listed as available. The last time we checked in with Division 43 was in early November when there were 15 claimed. Now there’s only seven remaining of 29 total units.

1001 NW Lovejoy St #1501

The highest-priced sale for the week, this 15th floor condo at the Metropolitan took about 6 months to find a buyer. Listed at the end of July for $1.1M, the 3-bedroom, 2.5-bath condo finally sold last week for a flat $1M — that’s $529/sf. With nearly 1,900 square feet, I’m mostly digging that view of the river.

4645 NW Seblar Terrace

Located in the Northwest hills, this 4-bedroom, 3-bath home is kind of rockin’. A final purchase price of $567K ($161/sf) got this 3,533 square foot home with wide open spaces and a separate apartment with rental income.

3411 NE 14th Ave

Shifting to the Northeast there’s this 2,500 square foot home that only lasted 20 days on the MLS before selling for $509K. The styling in the living room is second only to the concrete counters in the nicely remodeled kitchen. That’s 4 bedrooms, 3 baths, and a sizable deck for $212/sf.

3658 SE Bybee Blvd

Of course, what would an interesting sales roundup be without this classic home in the Eastmoreland? The 3-bedroom, 2-bath home with 1,832 square feet sold for $400K after only about 8 days on the listings. Really, the only thing it is missing is the white picket fence — but the white tile backsplash in that cute kitchen is enough to make up for it.

List on Dec 5 for $275K, the 1,040 square foot home was pending by Dec 10. The custom addition seems to have opened up the living space and added windows; plus, we’re big fans of concrete floors with radiant heat. The real charmer for me though is that night scene of the outdoor eating area — says “fun times will be had here with friends and family”. Nice touch.
