<p>A <a title="1017 SW Rivington Dr" href="http://www.redfin.com/OR/Portland/1017-SW-Rivington-Dr-97201/home/26470152">huge hillside house</a> with equally huge views in the Southwest sold for $1.25M. Listed near the end of October, the 3-bedroom, 3.5-bath home with 6,800 square feet was under contract in about six weeks. It&#8217;s floor-to-ceiling windows and first time on the market in 20 years status seem to have been strong selling points.</p>

<p>There is much more to like than dislike about this townhouse though: cherry hardwoods, a nicely outfitted master bath, and great touches in the kitchen including Sub-Zero refrigerator and that cool kitchen table on casters (at least I hope the table comes with).</p>

			<content:encoded><![CDATA[<p>Built by <a title="Holst Architecture" href="http://www.holstarc.com/">Holst Architecture</a> in 2007, 12.5 Condos earned its name because it has twelve 3-story and one 2-story townhouse-style condos. And that <a title="644 NE Knott St #12.5" href="http://www.redfin.com/OR/Portland/644-NE-Knott-St-97212/unit-125/home/25738222">2-story condo</a> (aka the .5 at 12.5) was just listed for $235K.</p>
<p>Units in this building haven&#8217;t come up for sale too often since the modern building sold out in August of 2008 (<a title="Redfin - 12.5 Condos Sold Listings" href="http://www.redfin.com/homes-for-sale#!lat=45.54183302215484&amp;long=-122.65883058895491&amp;market=oregon&amp;sf=&amp;sold_within_days=36500&amp;status=1&amp;uipt=3,2&amp;v=6&amp;zoomLevel=20">see all sold listings on Redfin</a>). Only one unit was sold in 2010 at $229/sf and one other in 2011 at $232/sf &#8212; notably, both sold for more than their original purchase price. The 1-bedroom, 1-bath with 864 square feet that is currently listed is priced at $272/sf.</p>
<p>12.5 Condos was profiled on Jetson Green in 2007 where the write-up explains <a title="Jetson Green - 12.5 Condos" href="http://www.jetsongreen.com/2007/08/125-condos-brin.html">what makes it an eco-development</a>. It&#8217;s probably worth pointing out that the descriptions of 12.5 condos by both Jetson Green and Holst make it sound like these units are designed to get plenty of light; however, the listing photos of the .5 don&#8217;t necessarily show it. Cloudy day?</p>

The condo&#8217;s 870 square feet with hardwoods, granite countertops and stainless steel appliances went for $351/sf after about six months on the listings.</p>

Listed at the end of October and pending in less than two weeks, the condo featured nearly 1,500 square feet, hardwoods, and custom cabinetry in this mid-rise condo building.</p>

Sold for $720K, this <a title="2830 NW Savier St" href="http://www.redfin.com/OR/Portland/2830-NW-Savier-St-97210/home/40219129">new construction house</a> on NW Savier wasn&#8217;t the priciest sale of the week but, for me, it is the coolest. Urbnlivn noticed this lofty home with its beam-ery when it was originally listed in November for $760. The 3-bedroom, 2.5-bath home with nearly 2,500 square feet and an Earth Advangate Gold certification went pending in a little over a month.</p>

<p>A perennial favorite here at Urbnlivn is the Sunrose. This time <a title="28 SE 28th Ave #208" href="http://www.redfin.com/OR/Portland/28-SE-28th-Ave-97214/unit-208/home/28559552">#208</a> sold for $284K ($249/sf) &#8212; one of the <a title="Urbnlivn PDX - Sunrose 4 left" href="http://portland.urbnlivn.com/2011/10/26/buy-sunrose-condos-200k/">last four 1-bedrooms available</a>. Of the four (well, now three) remaining only <a title="28 SE 28th Ave #210" href="http://www.redfin.com/OR/Portland/28-SE-28th-Ave-97214/unit-210/home/28559550">#210</a> is available and recently price-reduced to $265K, the other two are pending.</p>

The <a title="Urbnlivn PDX - Division 43 Tour and Photos" href="http://portland.urbnlivn.com/2011/11/09/division-43-tour-photos/">last time we checked in with Division 43</a> was in early November when there were 15 claimed. Now there&#8217;s only seven remaining of 29 total units.</p>

Listed at the end of July for $1.1M, the 3-bedroom, 2.5-bath condo finally sold last week for a flat $1M &#8212; that&#8217;s $529/sf. With nearly 1,900 square feet, I&#8217;m mostly digging that view of the river.</p>
<p><strong>4645 NW Seblar Terrace</strong><br />

A final purchase price of $567K ($161/sf) got this 3,533 square foot home with wide open spaces and a separate apartment with rental income.</p>

The styling in the living room is second only to the concrete counters in the nicely remodeled kitchen. That&#8217;s 4 bedrooms, 3 baths, and a sizable deck for $212/sf.</p>

Of course, what would an interesting sales roundup be without this classic home in the Eastmoreland? Really, the only thing it is missing is the white picket fence &#8212; but the white tile backsplash in that cute kitchen is enough to make up for it.</p>

			<content:encoded><![CDATA[<p>Every once in a while I like to take a tour through pending sales that seem to get grabbed up quickly and this week I noticed this <a title="5228 NE 37th Ave" href="http://www.redfin.com/OR/Portland/5228-NE-37th-Ave-97211/home/26453819">unique renovation</a> in the Northeast.</p>
<p>List on Dec 5 for $275K, the 1,040 square foot home was pending by Dec 10. The custom addition seems to have opened up the living space and added windows; plus, we&#8217;re big fans of concrete floors with radiant heat. The real charmer for me though is that night scene of the outdoor eating area &#8212; says &#8220;fun times will be had here with friends and family&#8221;. Nice touch.</p>
