Those who have been eyeing modern, new construction in Portland – particularly in the Alberta Arts nabe – will be sad to hear that the final studio loft unit at K4 Court is sold.
K4 Court was completed in 2009 and is composed of 4 condo units: one studio loft and three 2-bedroom units. According to the K4 Court website:
Inspired by Portland’s 2007 Courtyard Housing Competition, K4 was conceived as an innovative and forward thinking addition to Portland’s thriving arts community. Local artisans, designers, and builders have come together for the opportunity to create a unique living experience steeped in the values and high artistic standards of the Alberta Arts community.
The result of this collaboration is a sleek, modern courtyard-style development with enviable interiors. In addition, the condo building has achieved Platinum certification with Earth Advantage by incorporating green, sustainable features such as 1,000 sf green rooftop, storm water management, low VOC finishes, and high efficiency cooling and heating systems.
Located at 5514 NE 31st Ave Unit B, the final condo is a studio composed of a spacious 1,036 square feet. Its final price of just under $248K garnered $239/sf which is the second highest price per square foot of all 4 units sold.
The listing shows awesome photos of a lowered living area, built-ins, and even a reading nook; however, those are features of the 2-bedroom units AFAICT. The studio loft still has cool factor with its concrete floors and a loft-style bedroom though. Take a look.
